Facade
Rehabilitation Loan Program

The
Facade Loan provides a unique opportunity to improve the exterior of your
building. The appearance of your building is your customer's image
of you and of your area. As a business owner, you want that image to
be positive. By upgrading your property, you make a sound investment
in your business - and in our community.
This
program helps to make improving your building both possible - and
affordable by providing low-interest financing to business building owners
or to their tenants. The loan helps the business improve the facade
(the street appearance) of the building. The building must be located in
central Fort Wayne.
You
should know that:

The
CDC will not refinance existing debt.

There
is a non-refundable application fee of $50.
-
The
commercial building must be located within the Facade program
boundaries.

Loans
can be used for exterior building improvements and to remedy interior
code violations only, such as:

Cleaning
and painting.
-
Masonry
repair.
-
Repair
or replacement of doors, windows, awnings.
-
Sign
repair, removal or replacement,
-
Site
improvements including landscaping, fencing, paving.

The
maximum amount that the CDC will loan is $80,000 or a maximum of 80%
of the project cost - whichever is less.

The
minimum loan amount is $1,000.
-
Interest
rate on the loan is a fixed rate of 3%.

Prevailing
wage rates must be paid to all laborers who perform work on
construction contracts in excess of $2,000.
-
Plans
must meet established general design standards.
-
Terms
are for a maximum of 15 years (determined on a case-by-case basis).
